In Dubai, an air conditioner is not a luxury you switch on for a few weeks. For much of the year it runs for hours every day, fighting heat, humidity and fine desert dust. That constant workload is why a unit that is never serviced tends to lose cooling power, use more electricity and fail at the worst possible moment. This guide explains how often to service your AC, what a proper service involves and which warning signs mean you should call a technician now.

How often should you service your AC in Dubai?

Your manufacturer’s guidance always comes first, because it varies by model and system type. As a practical starting point for most Dubai homes:

  • Filters: wash or replace them roughly every month or two while the AC is running daily. Check them more often if you live near construction, on a low floor or close to a main road.
  • Professional service: at least once a year, and twice a year for homes with heavy use, pets, smokers, young children or family members with allergies. The best time is before the hottest months, so problems are found before you depend on the unit every day.
  • Deep clean: arrange one when airflow drops, you notice a musty smell or the unit has not been opened up for a long time.

Landlords and property managers should add one more checkpoint: service the units between tenancies or holiday-home guests. It is far easier to fix a weak AC while the property is empty than after a complaint at the height of summer.

Why Dubai conditions are tougher on air conditioners

Three local factors make regular care more important here than in many other cities:

Dust and sand

Fine dust clogs filters and coats the coil, which forces the fan and compressor to work harder for the same cooling.

Humidity

Moisture collects in the drain line and drip tray. If they are not cleaned, they can block and cause water to leak from the indoor unit, or encourage mould and odours.

Long running hours

Units that run almost continuously wear faster. Small faults, such as a loose electrical connection or a dirty fan, grow into bigger repairs if nobody checks them.

What does an AC service usually include?

The exact scope depends on the unit and the provider, so ask what is covered before you book. A thorough visit typically includes:

  • Cleaning or replacing filters and cleaning the indoor unit
  • Cleaning the coil and checking the outdoor unit for dust and obstructions
  • Clearing the drain line and checking for blockages or leaks
  • Checking the thermostat, fan and electrical connections
  • Testing cooling performance and noting anything unusual
  • Telling you about worn parts and which issues are urgent and which can wait

A good technician explains what they found in plain language, so you can decide what to do next.

Signs your AC needs attention now

Do not wait for the next scheduled service if you notice any of these:

  • Weak airflow, or rooms that no longer cool properly
  • Water dripping from the indoor unit or pooling nearby
  • Strange noises such as grinding, rattling or frequent clicking
  • A musty, sour or burning smell
  • Ice forming on the pipes or on the unit
  • The unit switching on and off repeatedly
  • A sudden rise in your electricity bill with no change in how you use the AC

Small faults rarely fix themselves. Acting early usually costs less than waiting for a complete breakdown.

Common mistakes to avoid

  • Skipping filter cleaning because the AC still seems to work. A dirty filter quietly reduces cooling and increases running costs.
  • Setting the thermostat extremely low to cool faster. It does not speed up cooling and can strain the system.
  • Blocking vents or the indoor unit with furniture or curtains.
  • Ignoring small leaks. Water near electrics or ceilings should always be checked promptly.
  • Trying to handle gas, electrical or internal repairs yourself. These jobs need a qualified technician.

Simple care you can do between services

  • Clean or replace the filters on a regular schedule
  • Keep the outdoor unit clear of dust, leaves, packaging and anything that restricts airflow
  • Leave doors and windows closed while the AC is running
  • Turn the unit off and call a technician if you see sparks or smell burning
